Starter Home in the Flint Hills

Birdman Larry & his wife know how much I love a nice place in the country, so they shared this with me--a nice little place in the Flint Hills to spread out on 325 acres near Virgil, KS.

I wonder how big the market is for people who:
- Can afford $3.5M
- Want to live a really long way from any conveniences
- Want to live in Kansas (Look...I love KS, but if I had that kind of cash....could I find someplace better to live? Maybe.)
- Want to maintain a huge ranch
Does that list even have 10 people on it? Seems some very targeted marketing is required for a property like this. Then again, could this be the new RideForum.NET International Headquarters? Maybe if the pool was larger. I want something I can just move right into without renovation hassles.

My brother brought up a negative. I would have to go back to owning a gas weed eater because I don't think my batteries are going to cut it on this property.

I have been by that place a number of times. It is a beautiful place. It joins a ranch I have leased in the past to run cattle.
IMO the person buying that already has a place in Colorado or Montana, a "cottage" on the coast and has access to private planes. The future owner either already had a large ranch in the Flint Hills or wants to be a rancher.
I would not be surprised if the buyer has Texas oil money. The hill country of Texas has lots of similar ranches and I see them buying property in KS because every Texan city slicker whats to be a "rancher".

xrnut, you want to share this one? Only $450K each. House is small for 2 families, though....I'd let you stay in the bunkhouse.
